$43 million, 89,000-square-foot, single-story student center housing a 400-seat dining hall, copy center, meeting and conference rooms, bookstore, 150-seat auditorium and ballroom. The project features a 530-foot by 60-foot acoustical tube encompassing the elevated commuter train running above and through the building. To reduce noise levels from 110 to less than 70 decibels inside the building, the tube is clad with corrugated stainless steel panels and the building utilizes double-paned sound proofing glass.

The first phase of Alverno College’s project included the construction of the campus’ new Teaching, Learning and Technology Center. Designed to express the college’s unique approach to education, this 73,000 SF building incorporates state-of-the-art classrooms and laboratory facilities with a flexible conference center. A new entrance to the college was created which includes a center rotunda that serves as a connection and gathering place to the technology classrooms, laboratory facilities and conference center. This two-story glass structure features a domed ceiling that is equipped to display changing views of the world, and a thoughtfully designed terrazzo floor gracefully reflecting the College’s mission and rich traditions.
The second phase included a campus beautification project designed to create a greener campus with more defined spaces. Within this phase, a four-level, 520-stall parking ramp was constructed to eliminate the visual clutter caused by cars parking on the campus roadways and also reduced the asphalt on campus by 118,000 SF. Gilbane also managed the construction of many other site improvements including upgraded signage, walkways, gardens, etc.
In 2008, Gilbane served as the construction manager for a $3.2 million renovation of Clare Hall dormitory. The project spanned 35,000 SF over four floors, which included 75 dorm rooms, three guest room suites and common areas. The work included full MEP infrastructure updates (new floor pipe hot and cold water distribution units, individual room controlled zones, new electrical feeders with new distribution panels on each floor, complete new plumbing infrastructure, stack, vents, waste and supply), laundry facilities on each floor, new wellness rooms on each floor, ADA compliance, new elevator, new teledata infrastructure and new finishes throughout the building.

Gilbane served as the Field Administration Services Representative for two renovation projects at the Downtown and Oak Creek campuses of Milwaukee Area Technical College (MATC). The Oak Creek project consisted of renovation of existing space to create a multi-purpose science lab and a prep/storage room to support the space. The Downtown project renovated existing space into an advanced chemistry lab on the sixth floor of the main building. Each project consisted of approximately 2,500 SF that needed new interior finishes; mechanical, plumbing and electrical upgrades; high end casework; and new fume hoods. Both campuses were fully operational during construction, making disruption avoidance and safety high priorities.

T he scope of work included a 39,000 SF Health Building, an 8,000 SF addition to the Service Occupations Building, a Skywalk linking the Health and Service Occupations Buildings, a new 50,000 SF state-of-the-art Printing & Graphic Arts Building, and a 105,000 SF Technology/College Center. Infrastructure improvements included parking lot reconfiguration and surfacing, sidewalk additions, electrical/voice/data duct banks, HVAC systems and more.

This $70 million additions and renovations program included a 260,000-square-foot high school addition with 60 classrooms, offices, a library and resource space; a gym with an olympic-sized pool, a 2,000-seat production theater, a 44,000-square-foot addition consisting of classroom space, and a two-story commons area. Renovations included storage areas, an aquatics center, two multi-level gymnasium areas, a multi-level library, classrooms and other miscellaneous space.

Gilbane was hired to provide construction management services for Joliet's $37 million 450,000-square-foot district-wide capital improvement program and life safety work at two high schools.
Joliet Central’s work consists of a new field house including an indoor track; multiple athletic event courts to accommodate basketball, volleyball, badminton and tennis; bleachers and renovation to existing locker rooms. Designed to improve in-door air quality, a new central air conditioning system will be installed along with a hot water heating system to replace the existing steam heating system. Due to the historic nature of the building, all work must meet state and federal guidelines.

The first phase of this project included renovating 97,000 SF within two buildings at the Kilbourn Square Development (former Sinai Samaritan Medical Center West Campus) into a K-8 charter school. In addition to classroom space, a new gymnasium and two new lobby entrances were created for the school. In its first year of operation, The Milwaukee Academy of Science enrolled 946 students. Phase 2 of the project completed the school by renovating an additional 55,000 SF of space for grades 9-12 on the first and second floors of the existing tower building. This addition to the school houses approximately 200 additional students.

As the Construction Manager, Gilbane’s work at the Roosevelt Middle School of the Arts entailed two additions totaling 73,000 SF as well as extensive interior renovations to more than 60,000 SF of the original school.
The 13,000 SF, single-story addition to the north of the existing building is the new administrative area, while the four-story, 60,000 SF expansion to the south of the facility contains the new library and fine arts programs (including music, dance and performance halls). Additional program spaces relocated to these additions include science and computer laboratories.

Pius XI chose Gilbane to manage its two-phase Fieldhouse and Performing Arts Center project.
Phase I involved the construction of a new 76,000 SF multiuse athletic center that houses four basketball courts, nine volleyball courts and a 160-meter track as well as training rooms, locker rooms and classrooms.
Phase II of the project will involve the renovation of the school’s existing gymnasium, built in 1947, into a 500-seat performing art center.

The program included a new 120,000-square-foot middle school to house 1,200 students (Grades 5-8) situated on a 28.4 acre site. In addition, there were renovations totaling 10,000 square feet to convert Kenneth Murphy Junior High School into a 450-student elementary school (Grades 1-4); upgrades to Beach Park School that houses 450 students (Grades 1-4); and a 5,000-square-foot expansion to the Newport School to house 350 students (Grades 1-4).

In 2004, Gilbane was selected by the school to provide construction management services for a $9.9 million expansion and renovation of their facilities consisting of an addition of the new three-story upper school science wing housing offices, the greenhouse, multipurpose space, classrooms and physics/biology/science labs; renovations to the lower school classrooms and multipurpose space; additional locker rooms within the hockey arena and upgraded strength training/fitness areas; remodeling of middle school classrooms; a new detached bus maintenance building; and landscaping throughout the campus. Gilbane is also currently providing preconstruction services for a second, $16 million project that will create a new 52,000 SF Lower School and 65,000 SF of renovations to both the Lower and Middle Schools. The addition will include a new gymnasium and classroom space. Work is scheduled to begin in May 2009 and run through September 2010.

Due to the need for additional space for a rising student population at the Urban Day School, a single story addition was added to the south end of this PK-8 school in Milwaukee. The new addition consists of a load-bearing masonry structure with brick facade that was matched to the existing structure. Within the new addition are five new classrooms, a media room, library, computer room, ADA compliant bathroom facilities and a wheelchair lift.

Phase II, slated to start in 2011, will include a 70,000-square-foot addition on top of the previous two-floor addition and a build out of the imaging floor. Additional phases are to follow.

Gilbane provided construction management services for a four-phase remodeling project which contains the only Level 1 Trauma area in Southeastern Wisconsin. The Emergency Department (ED) remodel included the trauma space, waiting areas, triage, exam space and minor care. Because the space needed to be open 24/7, coordination of work and phasing was particularly challenging. The project included relocating the main entrance to an alternate entrance and converting a conference room to a temporary waiting area for a nine-week period. Mechanical upgrades to the existing air handling units included new cooling and heating coils.
The most unique feature of the project is the newly expanded trauma room and adjacent services, including a CT scanner. The radiology department has all of their equipment surrounding the trauma room, providing efficiencies in the way the staff can evaluate and treat their patients.

This multiple phase project included a new Outpatient Care Center, skywalk, parking structure upgrades, site work and interior renovations throughout. The Outpatient Care Center is an additional development to Sinai Samaritan, the only hospital in downtown Milwaukee. This $58 million, five-story, 395,778 SF medical center includes a skywalk over State Street which connects to the Milwaukee Heart Institute and a below-grade parking structure. This Outpatient Care Center was added to the existing 120-bed inpatient building along with a new on-site helipad. The parking structure was renovated and upgraded to provide parking spaces for 720 cars while maintaining use of half of the garage during the renovations at all times. This project also included 105,200 SF of interior renovations of two existing buildings. Some of the renovation work included the replacement of a boiler room with upgrades to the steam and chilled water supply.

This project included a four-story, 280,000 RSF office building, a section of the Milwaukee Riverwalk, a 585 ft. road and a seven-level, 1,260-stall parking deck with street-level retail space connected to the office building via a skywalk. The first floor houses the lobby, client center, state-of-the-art learning center and a café. The second, third and fourth floors contain raised floor office space for Manpower’s World Headquarters and two subsidiaries, Jefferson Wells and Right Management. Outside, there is a two-story “water wall” at the entrance and the plaza, connected to Milwaukee’s Riverwalk and offering public access to free wireless internet.
The building is LEED® gold. The many sustainable design elements include: under-floor air distribution systems, daylight to 90% of the work spaces, water use reduction, water efficient landscaping, maximum construction material recycling, use of low-emitting materials, 50% of the wood used from rapidly renewable forests and public transportation access.

The Kerry Center is the new headquarters campus for Kerry Americas that consolidates their current operations throughout the Midwest into one location for more than 660 employees. The campus for this worldwide food production company contains office space, a customer building, lab space, a data center, and a pilot plant, all totaling 260,000 SF set on a 100+ acre site.
Working as an integrated project team, Kerry Americas, Gilbane, and HGA Architects and Engineers incorporated Lean processes including: Lean design, target costing, early trade contractor procurement, Building Information Modeling (BIM), aggressive material procurement and prefabrication, and Lean scheduling (Last Planner System™). Sustainable elements were integrated into the project, and the building was designed to Energy Star standards. The team collaborated with Wisconsin’s Focus on Energy, an agency that helps clients identify high-performance energy solutions and provides incentives for implementation. Kerry Americas received the largest incentive in Wisconsin’s history of the program–$225,000. Sustainable elements include: a white-membrane roof with optimal solar reflectance index; water-efficient plumbing fixtures; centralized mechanical systems; heat-recovery systems that reduce winter heating costs; advanced building management systems that monitor energy efficiency; construction waste-management plan to divert waste from disposal; Forest Stewardship Council certified wood; an indoor air quality management plan that enhances air quality, comfort and well-being of occupants; and low-emitting adhesives, primers and paint to reduce indoor air contaminates. The project is currently in the final stages of the LEED® Silver certification process.

This complex is located on more than one square mile of grounds and contains approximately 27 separate buildings housing 12,000 employees and contractors. Gilbane was selected to provide construction management services for Robert W. Baird & Company’s 112,000 square foot tenant build out in Chicago, Illinois and 260,000 square foot renovation in Milwaukee, Wisconsin. In Chicago, the build out consists of the demolition and renovation of four floors in order to move the company’s departments to a centralized location in the building. The project utilizes a phased construction approach, which requires second shift and double time work. In Milwaukee, eleven floors of office space received architectural upgrades to enhance and improve the layout and aesthetic appearance. Additionally, the trading floor was moved from the 25th floor to new space on the galleria level that included raised floors, new HVAC system and electrical upgrades.

This unique project began with a complete overhaul of a blighted power plant that dates back to the late 1800s. The building was deemed a historic renovation so all major exterior detail had to be restored to its original condition. The building was then gutted to remove the coal burning turbine engines and coal hoppers that towered through all four stories. After sitting unused for more than two decades, this historic building is once again humming with activity.
The new 154,000 SF headquarters features open and airy office space for more than 600 employees, a state-of-the-art studio, commercial production department, a daycare center, a cafeteria, employee exercise facility, access to the Riverwalk and a veranda overlooking the Milwaukee River.

Gilbane has been involved with the original Schlitz Brewery's historical redevelopment into commercial office space since its conception in the early 1980s. Schlitz Park has become one of Milwaukee's most well-known, award-winning office parks. Milwaukee Education Center: 190,000 SF of renovations and an addition to the Malt House, creating a two-building, five-floor middle school.

Dane County Regional Airport

Gilbane managed Dane County Airport’s first major renovation since its opening in 1966. The project scope included: addition of a new boarding gate, additional shops and restaurants, and extensive redecorating.
The airport terminal’s size was doubled, and space was added to the ticket counter, baggage-screening and baggage-claim areas. Two existing baggage carousels were replaced and a new escalator at the terminal’s south end now provides access to the second-floor concourse, where gates and bridges for boarding has been expanded. This space increase not only serves the rising number of passengers passing through the terminal but also helps the airlines' operations run more smoothly.
Green-building techniques were incorporated to nurture the environment, including energy-conserving lighting, the use of recycled carpet, acoustic ceiling tiles made from recycled soda bottles and nontoxic wood preservative treatment.

Gilbane provided construction management services for the airport’s stem improvements to Concourse D, remodeling to Concourse E and a hammerhead addition to Concourse C. All concourses remained open throughout the entire construction process.
Concourse C The Concourse C project included the construction of a new 56,000 SF hammerhead addition creating eight additional gates and interior exterior renovations throughout the concourse.
Concourse D The Concourse D project included three two-story additions and one second level addition totaling 4,000 SF, complete interior remodeling, expansion and updating of existing building systems, relocation of the second level restrooms, adding new restrooms to the ground level and new exterior cladding.
Concourse E The Concourse E project consisted of remodeling the security checkpoint area to create four lanes, constructing a second level addition totaling 1,000 SF, complete interior remodeling and upgrading the electrical systems.
Baggage Screening Remodel Gilbane provided construction management services for the Airport’s baggage screening area. The outgoing baggage system was reconfigured; five airline offices were remodeled; and one additional office was constructed. The new system includes four new baggage carousels serving the existing eight airlines, with room for an additional airline. The airlines maintained full operation during construction through the use of temporary baggage carousels placed outside of the building. Gilbane coordinated extensively with the airlines in order to maintain operations during construction.

Gilbane is construction manager for the $31 million, 98,600-square-foot U.S. Department of Agriculture Low Containment Large Animal Facility project, which includes replacing the existing smaller buildings with a new facility and campus utilities improvements. The new facility, designed to improve the livestock’s overall living conditions by creating a healthy environment, will be used primarily for animal disease research and will include five suites with animal care areas, anterooms, locker rooms and other support areas. This project utilizes phased construction in an environment where operations will continue during construction.

The state-of-the-art facility provides shared research space as well as two wings of laboratories, one for the health system’s new Children’s Research Institute and the other for the Medical College’s Translational and Biomedical Research Center. Approximately 80 researchers and physicians are housed in the new facility. The 310,000 SF facility includes wet bench space, office space and research support, a secure loading dock, conference rooms, cafeteria and telecommunications equipment space.
The design and construction team overcame many challenges on this project, including a two-year construction schedule; a very tight project site that extended out to the existing lease lines; demolition of an old parking deck and relocation of existing utilities; complicated mechanical systems with many required layers of duct work and piping to control air quality, temperature, and humidity; a need to monitor noise and vibration in order to avoid disruption to laboratories in adjacent buildings; and customized procedure rooms.
The design of the laboratory space achieved the client’s objectives by utilizing non-fixed casework, which allows lab table heights to be adjusted or removed; providing storage cabinets on casters for flexibility and customization; providing tech stations along the exterior windows and adjacent to the lab bench areas; and utilizing casework systems which are pre-piped and pre-wired to ceiling service panels.

The project contains new and renovation work resulting in an increase in bed capacity, support facilities (kitchen, laundry, staff areas and inmate intake), site work and associated support spaces. The project utilizes phased construction in an operating jail environment where operations must be maintained at all times. The new facility has a rated bed capacity of 926, a new sallyport and booking area and a 5,000-square-foot video visitation center.

This project consisted of a new three-story, 76,000 SF addition to the existing facility, located on a tight urban site in downtown Racine, Wisconsin. The addition included inmate intake space, a garage sally port and new Huber inmate housing units.
The project also consisted of 20,000 SF of renovations converting the outdated booking, holding and Huber space into medical, administration and laundry space. The existing kitchen was completely remodeled while in full operation. Other work included upgrading the technology infrastructure, roof replacement and the installation of a new central HVAC chiller system.
All construction work was performed while the existing facility was in full operation.

Construction was phased to accommodate the building of the new jail, transfer of inmates into the new jail and demolition of the existing jail.
The Waupaca County Law Enforcement Center has a total of 145,000 SF, four stories and a full basement.
