This project included adding a new three-story addition with a waiting room and a one-story addition to the existing building, as well as major renovation of the lower level, first and second floors. The renovation work included specialty areas such as a casting room, optical center, audio-visual, MRI receiving and recovery area, physical therapy room and the reception areas. The overall project added 30,000 SF of new space, and 13,000 SF of extensive renovations.

This 17,000 SF medical center was built in New Berlin to meet Milwaukee Medical Clinic’s increasing patient population. The building has a spacious, airy lobby with a cathedral ceiling. The building was build to accommodate up to 10 physicians with 20 exam rooms as well as X-ray, hearing and blood labs. The facility was built to allow for future expansion.

The Outpatient Care Center is an additional development to Sinai Samaritan, the only hospital in downtown Milwaukee. This $55 million, five-story, 221,400 SF medical center includes a skywalk over State Street which connects to the Heart Institute and a below-grade parking structure. This Outpatient Care Center was added to the existing 120-bed inpatient building along with a new on-site helipad.
The parking structure was renovated and upgraded to provide parking spaces for 720 cars while maintaining use of half of the garage during the renovations at all times.
This project also included 105,200 SF of interior renovations of two existing buildings. Some of the renovation work included the replacement of a boiler room with upgrades to the steam and chilled water supply.

Gilbane managed the construction of this complicated medical project. The project had several difficulties including a confined site location and a fast-track approach. The Heart Institute expanded its services to include doctors’ offices, a Catheter Lab, Electrophysiology Lab and Radiology Lab. This was the first of several major projects undertaken to strengthen Sinai Samaritan Medical Center’s position in the competitive medical field.

Children’s Hospital of Wisconsin

The Children’s Hospital of Wisconsin’s project consisted of several renovations to the campus medical office building. Phasing on the job was critical so that the Children’s Hospital could continue its everyday operations with a minimal amount of disruption to both employees and patrons of the facilities. The renovations were done to update the facilities with new features such as upgraded HVAC systems with HEPA filters for cleaner air throughout the building and replacing walls with durable and sanitary vinyl-faced drywall. Because of the immuno-depressed adolescent patient population, extra infection control measures were taken to ensure proper risk management for the patients, staff and visitors. Renovations included a dental clinic, private physician’s suite, 6th floor G.I. lab offices, Child Development/Genetic Center and an expansion to the surgical clinic.

The Translational and Biomedical Research Center is a 310,000 SF state-of-the-art facility providing shared research space as well as two wings of laboratories for approximately 80 researchers and physicians. The final design includes 95,000 square feet of research support space, 160,000 square feet of generic research laboratory space, 25,000 square feet of shell space for future programs, and a 30,000 SF mechanical/electrical penthouse.
The new facility is located on a prominent site off Watertown Plank Road in the heart of the Milwaukee County Regional Center campus. The 250-acre campus houses the largest concentration of medical providers in Southeastern Wisconsin including the Medical College of Wisconsin, Children’s Hospital of Wisconsin, the BloodCenter of Wisconsin, Curative Rehabilitation Services and Froedtert Hospital. Research conducted at this new facility will help develop cures for many of the diseases and genetic abnormalities that have plagued both children and adults.

Potawatomi Bingo Casino

The Potawatomi Bingo Casino's new Administration Building is intended to serve as a gateway to the Menomonee Valley as well as an example of the Potawatomi tribe's pledge to environmental protection. The project specifics include the new construction of a 43,000 SF building to house both office and warehouse space. This building includes 2,600 SF of space for future expansion and was also built to accept an energy saving "green roof" system in anticipation that a future installation will take place. Some of the facility’s "green building" features include high efficiency lighting fixtures, special u-valued glass to reduce both heating and cooling loads, an energy saving HVAC system and low water use bathroom fixtures.

As the Construction Manager, Gilbane worked hand-in-hand with the Aurora Healthcare from early on in the design phase throughout project completion to deliver a successful project on time and under budget.
This project entailed a two-phased renovation of a former retail center and grocery store into corporate office space for more than 375 employees.
Phase I of this project included reroofing and structural upgrades, the build-out of 40,000 SF of existing space, cosmetic and cafeteria upgrades, addition of an acoustical ceiling, lighting upgrades and the demolition of a building to the north to provide an additional 40 parking spaces.
The Phase II renovation included a new roof, new HVAC and sprinkler systems and new entrances and windows, which were punched-out of exterior walls. Complete with high-level furnishings, this phase also included the creation of pod-like layouts for administration, private office and conference areas.

The Kohler Building #83 model shop addition (Phase I) and renovations (Phase II) involved a new two-story, 60,000 SF building addition, as well as renovation of a five-story facility with approximately 112,000 SF of floor area. Building #83 contains manufacturing departments, research and development areas, test labs, offices, meeting areas and project rooms. It also houses computer mainframes and data equipment. The new Model Shop, which is designed to allow for vertical expansion, contains model-preparation areas. The complex also includes a new cafeteria with a small food kiosk.

Gilbane served as the Construction Manager for Manpower, Inc.’s new World Headquarters, which consolidated all of their local operations into one location in downtown Milwaukee. This project includes the construction of a four-story, 280,000 RSF office building, a Riverwalk, a road, and an adjacent seven-level, 1,280-stall parking structure with street-level retail space connected to the building via a skywalk.
The first floor includes the lobby, client center, a state-of-the-art learning center and a café. Second, third and fourth floors house office space for Manpower Inc. world headquarters, Manpower’s North American operations, as well as Jefferson Wells world headquarters. The outdoor plaza incorporates Milwaukee’s Riverwalk for easy access to downtown. The area is also open to the public and equipped with free wireless access.
The headquarters building is seeking Gold LEED® certification. Some of the sustainable design elements include: under-floor air distribution systems, 90% of spaces getting daylight, water use reduction, water efficient landscaping, maximizing construction material recycling, use of low-emitting materials and public transportation access.
The neighboring abandoned powerhouse will also be historically renovated to keep the historic look of facade of the building while creating a new 53,000 SF, six-level tenant building. This project is in the early design stage.

Gilbane is providing preconstruction and construction oversight for Kerry America’s new Kerry Center. This new headquarters campus will consolidate the company's current operations (consisting of four offices, three warehouses and multiple R&D facilities throughout the Midwest) into one location in Beloit, Wisconsin. The three-building campus will contain office space, laboratory space and a pilot plant totaling approximately 260,000 SF and will be constructed on a 100+ acre site.
This consolidation will provide customers access to Kerry’s technologies, application centers, and research and development labs at one location – creating a place where customers can work with Kerry on research and testing.
When complete, the Kerry Center will house 660 of Kerry America’s existing and future employees. Kerry Americas is a world leader in food production, sales and marketing.

This unique project began with a complete overhaul of a blighted power plant that dates back to the late 1800s. The building was deemed a historic renovation so all major exterior detail had to be restored to its original condition. The building was then gutted to remove the coal burning turbine engines and coal hoppers that towered through all four stories. After sitting unused for more than two decades, this historic building is once again humming with activity.
The new 154,000 SF headquarters features open and airy office space for more than 600 employees, a state-of-the-art studio, commercial production department, a daycare center, a cafeteria, employee exercise facility, access to the Riverwalk and a veranda overlooking the Milwaukee River.

Gilbane has been involved with the original Schlitz Brewery's historical redevelopment into commercial office space since its conception in the early 1980s. Schlitz Park has become one of Milwaukee's most well-known, award-winning office parks. The awards include the Urban Land Institute’s “Award for Excellence,” the National Council for Urban Economic Development’s “National Economic Development Partnership Award” and the National Commercial Builders Council’s “Best Nonresidential Reconstruction Project Over $2 Million.”

Gilbane provided construction management services for the new Milwaukee Center for Independence (MCFI) facility, located on West Wells Street between North 20th and 21st Streets in Milwaukee.
MCFI’s new facility allows the organization to have all of its programs and services under one roof and to expand its offerings to the always-changing needs of the community. An additional 500 to 600 people will be served annually in the new building.
The new 83,500 square-foot, two-story building is 100 percent handicap accessible. It contains space for adult and senior programs, training and employment services, children’s programs and mental health programs, as well as a conference and learning center. Also, the building’s lower level is used by the PK-K School for Early Development & Achievement (SEDA). The new site provides ample parking and accessible green space for all its employees, guests and users. MCFI is a community-based agency that has served children, adults and families with physical and mental disabilities since 1938. This respected Milwaukee institution aims to prepare students for the new century. Alverno College’s campus is designed to express its unique approach to education. The new 73,000 SF Teaching, Learning and Technology Center incorporates state-of-the-art classrooms and laboratory facilities with a flexible conference center incorporating advanced communication and teleconferencing capabilities.
The new entrance to the college is a center rotunda that serves as a connection and gathering place to the technology classrooms, laboratory facilities and conference center. This two-story glass structure features a domed ceiling that is equipped to display changing views of the world, and a thoughtfully designed terrazzo floor gracefully reflects the College’s mission and rich traditions.

The scope of work included a 39,000 SF Health Building, an 8,000 SF addition to the Service Occupations Building, a Skywalk linking the Health and Service Occupations Buildings, a new 50,000 SF state-of-the-art Printing & Graphic Arts Building, and a 105,000 SF Technology/College Center. Using a multidisciplined approach, Gilbane combined adaptive reuse, new construction, tax-exempt financing and leasing to deliver the Milwaukee Education Center in a timely, cost-effective manner.
While the building’s exterior has been preserved, the interior has undergone a remarkable transformation from being the Schlitz Brewery’s malt house. Native cream city brick and stonework has been restored, reflecting the area’s heritage and history of European craftsmanship. The renovated buildings now house classrooms, language labs, music rooms, technology facilities, administrative facilities and storage areas. Across the street, connected by a skywalk, is the new Hub Building. This new building houses large and auxiliary gymnasiums, locker facilities and a 750-seat auditorium.

To accomodate the Oak Creek School District's growing needs, Gilbane renovated the East Junior High School over two summer sessions. Renovations included: classrooms, service areas and the cafeteria. A new wing was erected that included administration facilities, large group instruction and a new lobby. Coordinating construction without disrupting the academic operation was critical.
Gilbane was the Construction Manager for Oak Creek's new 600 student West Middle School. The steel framed masonry building includes a cafeteria and food service area, plus a gymnasium, in addition to the standard classroom equipment.

As the Construction Manager, Gilbane’s work at the Roosevelt Middle School of the Arts entailed two additions totaling 73,000 SF as well as extensive interior renovations to more than 60,000 SF of the original school.
The 13,000 SF, single-story addition to the north of the existing building is the new administrative area, while the four-story, 60,000 SF expansion to the south of the facility contains the new library and fine arts programs (including music, dance and performance halls). Additional program spaces relocated to these additions include science and computer laboratories.

Originally a Catholic parochial school, the Milwaukee College Preparatory School opened in July of 1997 and subsequently became a Milwaukee Charter School in 2002. Due to the rising number of students, the school needed to be updated. Gilbane renovated the 45,000 SF building on a fast-track schedule of only 11 weeks. Some of the work included: asbestos abatement, new windows, new roof, complete new HVAC and electrical systems, new elevator and new finishes throughout.

Pius XI chose Gilbane to manage its two-phase Fieldhouse and Performing Arts Center project.
Phase I involved the construction of a new 76,000 SF multiuse athletic center that houses four basketball courts, nine volleyball courts and a 160-meter track as well as training rooms, locker rooms and classrooms.
Phase II of the project will involve the renovation of the school’s existing gymnasium, built in 1947, into a 500-seat performing art center.

Due to the need for additional space for a rising student population at the Urban Day School, a single story addition was added to the south end of this PK-8 school in Milwaukee. The new addition consists of a load-bearing masonry structure with brick facade that was matched to the existing structure. Within the new addition are five new classrooms, a media room, library, computer room, ADA compliant bathroom facilities and a wheelchair lift.

Dane County Regional Airport

Gilbane managed Dane County Airport’s first major renovation since its opening in 1966. The project scope included: addition of a new boarding gate, additional shops and restaurants, and extensive redecorating.
The airport terminal’s size was doubled, and space was added to the ticket counter, baggage-screening and baggage-claim areas. Two existing baggage carousels were replaced and a new escalator at the terminal’s south end now provides access to the second-floor concourse, where gates and bridges for boarding has been expanded. This space increase not only serves the rising number of passengers passing through the terminal but also helps the airlines' operations run more smoothly.
Green-building techniques were incorporated to nurture the environment, including energy-conserving lighting, the use of recycled carpet, acoustic ceiling tiles made from recycled soda bottles and nontoxic wood preservative treatment.

Gilbane provided construction management services for the airport’s stem improvements to Concourse D, remodeling to Concourse E and a hammerhead addition to Concourse C. All concourses remained open throughout the entire construction process.
Concourse C The Concourse C project included the construction of a new 56,000 SF hammerhead addition creating eight additional gates and interior exterior renovations throughout the concourse.
Concourse D The Concourse D project included three two-story additions and one second level addition totaling 4,000 SF, complete interior remodeling, expansion and updating of existing building systems, relocation of the second level restrooms, adding new restrooms to the ground level and new exterior cladding.
Concourse E The Concourse E project consisted of remodeling the security checkpoint area to create four lanes, constructing a second level addition totaling 1,000 SF, complete interior remodeling and upgrading the electrical systems.
Baggage Screening Remodel In April 2007, Gilbane began providing construction management services for the Airport’s baggage screening area. The outgoing baggage system will be reconfigured; five airline offices will be remodeled; and one additional office will be constructed. The new system includes four new baggage carousels serving the existing eight airlines, with room for an additional airline. The airlines will maintain full operation during construction through the use of temporary baggage carousels placed outside of the building. Gilbane is coordinating extensively with the airlines in order to maintain operations during construction. The project is scheduled to be completed in September 2008.

Marinette County’s new law enforcement center encompasses 75,000 SF of new construction. The state-of-the-art facility includes space for Sheriff’s Department administrative offices, emergency 911/dispatch and an adult jail totaling 166 beds (64 Huber, 64 medium security, 26 maximum security and 12 administrative segregation). Space is also included for support staff, inmate programs, intake/release and food/laundry facilities.

The Waupaca County Law Enforcement Center facility includes space for new sheriff’s department offices, E911/Dispatch and an adult jail with 320 beds (176 cell beds / 144 dorm beds). In addition, this project encompasses support space for staff, inmate programs, intake/release and food/laundry areas. Construction was phased to accommodate the building of the new jail, transfer of inmates into the new jail and demolition of the existing jail.
The Waupaca County Law Enforcement Center has a total of 145,000 SF, four stories and a full basement. This facility was the first of its kind in the United States to have been constructed with the latest 911 communications technology.

Jail overcrowding and the need for improved jail safety and security were major drivers for Racine County to expand and renovate the Law Enforcement Center. The County hired Gilbane to provide preconstruction and construction management services for their expansion.
The project consists of a new three-story, 75,000 SF addition to the existing facility, located on a tight urban site in downtown Racine. The addition includes inmate intake space, a garage sally port and new Huber inmate housing units.
The project also consists of 20,000 SF of renovations converting the outdated booking, holding and Huber space into medical, administration and laundry space. The existing kitchen will also be completely remodeled while in full operation. Other work includes upgrading the technology infrastructure, roof replacement and the installation of a new central HVAC chiller system.
All construction work will be performed while the existing facility is in full operation. Gilbane is carefully phasing this project so that the day-to-day operations of the facility will not be disrupted and to ensure jail security at all times.

This new 38,000 SF library project was completed in 2002 and provides a variety of distinctive features: quiet study spaces; dedicated young adult reading room; state-of-the-art technology lab; meeting rooms for the arts, civic meetings, and cultural/social gatherings; interactive area for younger children; and a business center.
Gilbane’s value engineering services and in-house knowledge of the materials market provided the library with a copper roof as a very cost effective option to a traditional roof at a nominal charge. This upgrade greatly enhanced the value of the building and will accrue long-term operational cost savings.

As the Construction Manager, Gilbane worked hand-in-hand with the Owner and Architects to bring this project in on time and within budget. Gilbane’s flexibility and rapid response afforded the Owner the ability to incorporate numerous design changes into the project without delaying the overall schedule.
The Hotel Metro project entailed the renovation of an existing art modern office building into an art deco-styled 65-room, all-suite hotel, restaurant and sidewalk cafe in downtown Milwaukee. Many of the guest rooms feature fireplaces and whirlpool tubs. All guest rooms have imported glass sinks and exquisitely designed fabrics for the drapes and bed coverings. The banquet facility features a curved glass entrance that reflects the same curve in the adjacent dining room. The lobby is beautifully furnished and features bamboo floors and elegant chandeliers.

The Humphrey IMAX Dome Theater is a signature element of the first major expansion of the Milwaukee Public Museum in more than 30 years. The six-story IMAX quality theater is the only one-of-a-kind in the State of Wisconsin. The theater seats 275 people, features a 74-foot diameter hemispherical screen, and an enormous 44-foot high sky-lit atrium.

Gilbane is the original builder of the 18-story, 484-room Hyatt Regency Hotel located in downtown Milwaukee. Gilbane continues to work at the hotel in an on-going basis. Over time, all of the guest rooms, suites, corridors and elevator lobbies, and Lakeshore and Gilpatrick Ballrooms have received a complete renovation. These renovation projects required extra attention to project coordination in order to accommodate the hotel’s patrons and its functions. The hotel operated in a "business as usual" mode and in some instances, construction took place during sold out conditions. In addition, a new bar was added to the revolving Polaris Restaurant that remained in full operation throughout the duration of construction.

These pedestrian walkways are being developed along the Milwaukee River in an effort to revitalize the downtown area and to bring people to the river’s edge. The walkways are located between Schlitz Park to the north and Clybourn Avenue to the south.
Gilbane assisted in the development program for the RiverWalk System, which included the structural organization for which payment and funding would occur. Additional walkways to further enhance the development of commercial areas located along the Milwaukee River are currently under construction and continuously being planned.

Originally built in 1909, the former Milwaukee Auditorium has been totally reconfigured to provide superior accommodations for both productions and patrons. An entirely new venue within the walls of the original building has been created and it is truly spectacular! The facility continues to serve its historical uses for convention, corporate and civic assemblies as well as concerts and theatrical productions. The transformation of the main performance hall provides 4,100 sloped seats in two tiers – a grand, half-domed rotunda lobby, and a greatly expanded stage, backstage and public circulation spaces.

As construction manager, Gilbane was hired to perform the renovation project at The Cathedral of St. John the Evangelist. Scope of the project included: renovation of the existing Cathedral; razing 100,000 SF of adjacent buildings vacant since the 1970s; renovation of a 20,000 SF school building to service outreach and parish offices; construction of a 3,600 SF atrium to serve as a narthex and multi-purpose room; and the creation of a courtyard area for gathering, reflection and meditation.

Gilbane was hired to assist in the design, coordination and historical renovation of the Boston Store building in the heart of downtown Milwaukee. This project is a mixed-use redevelopment of one of Milwaukee’s oldest and only remaining department stores. The project development was a collaborative effort between Wispark, LLC and the City of Milwaukee in an effort to keep the Boston Store’s corporate headquarters and more than 700 jobs in the city of Milwaukee. The mixed-use redevelopment of this nine-story building now includes two stories of retail, three stories of offices, four floors of newly developed loft-style apartments, as well as one floor of underground parking for residential tenants. The project also included the rehabilitation and updating of the 600-stall parking structure connected to the Boston Store building via a skywalk.

The Milwaukee Youth Arts Center is the new home of the First Stage Children's Theatre and the Milwaukee Youth Symphony Orchestra, plus a variety of other groups whose missions are to use the performing arts to enhance children’s lives. The former warehouse facility was completely renovated into a state-of-the-art center specifically for performing arts training, creating one of the most unique facilities of its kind in the United States. The new space contains offices, five acoustically tuned rehearsal spaces (ranging from 2,200 SF to 3,800 SF); a 3,200-SF, two-story commons area; nine class/sectional rooms; and two smaller studio/practice rooms.

Discovery World at Pier Wisconsin is Milwaukee’s new and exciting youth-oriented science and technology museum. Located on the shore of Lake Michigan in downtown Milwaukee, the sustainably designed, 120,000-square-foot building has a light and luminous presence, clad in white high-density resin panels and composed of two volumes.
A rectangular "Technology Building" houses exhibits and labs where visitors can explore electronics, robotics, mechanical innovations and a wide array of energy sources. The building includes a vaulted promenade with sliding glass walls that open to the lake and overlook a 450-foot-long public boat landing. A cylindrical "Aquatarium" with a stepped-down amphitheater to the water contains interactive displays about freshwater resources, a digital theater, two aquariums and classroom space. A see-through glass breezeway connects the Technology Building to the Aquatarium. A glass gallery along the south wall provides a zone of circulation and an area for the public to experience the facility and its connection to the water.
Besides calling attention to the water, Discovery World at Pier Wisconsin also focuses on technological advances. The entire building is designed with the latest wireless technology. A wireless-friendly events room perched atop the east wing includes a roof terrace, providing a 360-degree outside view of both the lake and the city.
The site is also the new home of Wisconsin’s official flagship and floating classroom, the S/V Denis Sullivan. A full-scale replica of a famed schooner, The Challenge, floats down from the east wing’s ceiling and can be boarded from the second level.
Several partnerships with other local organizations, such as the Great Lakes Water Institute, the Department of Natural Resources and the Milwaukee Area Technical College were an integral part of making this project the most progressive education center in the State of Wisconsin.

Gilbane is the construction manager for the new $240 million expansion to the Potawatomi Bingo Casino Building.
Gilbane began working with the Forest County Potawatomi in April 1999 as the construction manager for their first major $120 million expansion to the original bingo hall in the Menomonee Valley. Gilbane has also completed various parking lot/structure expansions for the Tribe in preparation for the current expansion.
When completed in 2008, Potawatomi Bingo Casino will have an additional 500,000 SF of entertainment space adding 1,500 slot machines and 100 gaming tables, additional and expanded restaurant space, a six-story parking structure creating 1,800 additional parking spaces, and a vehicular bridge connecting the parking structure to the James Groppi Unity Bridge.

Turner Hall Preservation Trust

Turner Hall Ballroom is a two-story, 7,000-square foot space with a 31-foot by 56-foot stage on the east end and an expansive balcony that sweeps around the west and north ends. Since the late 19th century, the Ballroom has played host to a wide range of social, cultural and political events. In 1933, two ceiling fires damaged the Ballroom and another in 1941 caused the Turner Ballroom to close its doors. Gilbane completed two phases of this multiple phase project and will continue to work with the Turner Hall Preservation Trust to restore the building to its historical beauty.
