University of Rhode Island

In July 2001, the University of Rhode Island (URI) was nearing completion of its new $74 million Convocation Center. Encompassing more then 200,000 square feet, the Ryan Center boasts a 7,700-seat arena and is home to basketball games, convocation, and other entertainment events.

Gilbane was engaged by URI to assist them in developing and implementing a plan for the ongoing maintenance of the facility's infrastructure by a third-party operator to not only protect their capital investment but provide a means to monitor the operator's performance. During the early stages of construction, Gilbane i.management conducted a business requirements analysis, provided software selection services and designed a solution to implement a Computerized Maintenance Management System (CMMS). The solution that was selected was FacilityCenter 7.1, and Gilbane has since upgraded URI to FacilityCenter 7.3.

Using its proprietary Enhanced Turnover Process (e.TOPsm), Gilbane effectively collected building asset and space data throughout the construction process while planning for the rollout of FacilityCenter. The new system enables URI to improve the operational management and performance of the Ryan Center's assets while reducing the cost of ownership by automating functions such as work order, call center, event management; preventive maintenance; and space management.

The success of the initial FacilityCenter implementation led URI to utilize Gilbane's services to lead the effort to expand the system campus-wide. The project was completed in August of 2003 and URI now utilizes their CMMS to service over 15,000 students, 900 employees and maintain approximately 280 buildings totaling more than 2.8 million square feet.

Services to be provided in FY 2008 will include the further expansion of the CMMS to include the University's Narragansett Bay Campus, other application enhancements as well as a readiness assessment for an FC 8i migration.
