Robert F. Kennedy Department of Justice Building Gilbane is the construction manager for the three-phase refurbishment of the Robert F. Kennedy Department of Justice Building in Washington DC, which house the offices of the U.S. Attorney General. The project encompasses over 1,000,000 square feet of office space with a budget in excess of $140 million. Due to the extensive nature of the renovations, the existing database of spaces and equipment was inappropriate for on-going operations. Gilbane was hired to establish data standards, naming conventions and numbering schemes associated with the various data records; collect all appropriate space and equipment data; and configure the Department of Justice's TMA eXpress maintenance application to receive the data load. Data standards, naming conventions and numbering schemes were created to insure consistency and accuracy for all subsequent data loads and compliance with the Omnis database. This particular database engine does not enforce referential integrity like the larger databases so extra care is required when loading the data to avoid duplicate records. Using as-built drawings, vendor submittals, field audits, construction drawings and specifications, the space and equipment records were gathered for the project. Organizational data were also added to space records where available. More then 3,255 equipment records were created spanning 34 equipment types and 7 building systems. Particularly noteworthy was the electrical power distribution network that allows the user to view the parent/child relationship for every piece of electrical equipment from the main service entry to the lowest level distribution panel. Approximately 2,850 property areas were also created for the building. This process has provided the facility's operations and maintenance team a fully operational maintenance system to identify PM work |
